People look at a number of routes into the country, and property purchase is one that comes up often.<\/p>\n<p>But the important question is this: can you actually obtain Dutch residence by buying property? What do Dutch rules say about ownership by non-EU nationals? And what does buying a home cost and involve?<\/p>\n<p>Read on. We answer all of it and set out a route to <a href=\"https:\/\/avalvisa.com\/en\/immigration-to-the-netherlands\/\" target=\"_blank\" rel=\"noopener\">moving to the Netherlands<\/a> that works within the actual residence rules.<\/p>\n<p>&nbsp;<\/p>\n<h2><span data-sheets-root=\"1\">Dutch residence by buying property<\/span><\/h2>\n<p>Let us deal with the central question first: can buying a property get you residence in the Netherlands?<\/p>\n<p>No. Buying property in the Netherlands does not on its own lead to permanent residence, citizenship or a Dutch passport. Unlike Spain, Portugal or Greece, which have run golden visa schemes granting residence in exchange for property investment, <strong>the Netherlands has no immigration programme tied to buying property. <\/strong>However valuable the property, it does not create a residence right. Foreign nationals living abroad can buy a Dutch house or flat outright. The practical obstacles sit elsewhere:<\/p>\n<div class=\"test\">In practice you need a Dutch citizen service number (BSN) and a Dutch bank account to complete a purchase, and lenders will not offer a mortgage without Dutch income and a residence permit. That is why most foreign buyers are already living in the country.<\/div>\n<p>Some municipalities add a further condition. Under the self-occupancy rules (opkoopbescherming), homes below a set value in designated areas may only be bought by someone who will live in them, which rules out a buy-to-let purchase in those districts.<\/p>\n<p>If you do need a mortgage, expect the lender to ask for a permanent employment contract or an employer&#8217;s statement, alongside your other documents, so it can see that you have long-term, full-time income and can service the loan. Non-EU buyers on a temporary permit can be offered a mortgage, but the terms are usually tighter and some lenders decline altogether.<\/p>\n<div class=\"test\">The route is different again for entrepreneurs and the self-employed, who normally have to show three years of accounts. Substantial savings also make a Dutch purchase move faster.<\/div>\n<h2>What foreign buyers need in order to purchase Dutch property<\/h2>\n<p>Non-EU nationals can buy property in the Netherlands, and in practice the following make the transaction possible:<\/p>\n<ul>\n<li>A legal residence permit, temporary or permanent, such as a work or study permit<\/li>\n<li>An active Dutch bank account<\/li>\n<li>Evidence of the lawful source of your funds<\/li>\n<li>Valid identity and tax documents<\/li>\n<li>Health insurance cover if you are staying long term<\/li>\n<\/ul>\n<div class=\"test\">Buying without residence is legally possible but difficult in practice, because banks and many notaries are reluctant to work with buyers who have no Dutch footprint.<\/div>\n<div The points below are the ones that matter most.<\/p>\n<ul>\n<li>The purchase agreement (koopovereenkomst) must be executed and registered by a civil-law notary (notaris) for ownership to pass legally. The notary checks the documents, the legal status of the property, any outstanding debts and any existing mortgage.<\/li>\n<li>If the property is part of a building complex, check the finances of the owners&#8217; association (VvE) as well.
